One common question from home sellers is what information they need to have available. Read on for a checklist with some of the most important items you should gather prior to putting your home on the market.

  • Mortgage balance (if applicable)
  • Instrument survey (a survey of the plot of land which shows things like boundary lines and additional structures that may have been altered from the original plot)
  • Home warranty papers (if applicable)
  • Dates of major home improvements (kitchen or bath renovations, hardwood floor installation, upgraded windows, etc.)
  • Roof age
  • Furnace age and manual
  • Air conditioner age and manual
  • Hot water heater age and manual
  • Ages and manuals of other major appliances included with the home

Gathering all of this information will help your Realtor better market your home and give potential buyers the information they need. The best course of action is to gather as much of this information as possible before you have an offer, so that you are ready to move when a potential buyer expresses interest.
