One’s first home sale, on the other hand, does not usually garner the same excitement and attention. It’s still a first though, and with it come plenty of questions.

  • First and foremost, you need the right real estate agent. It’s even more important when selling than buying, because typical contracts last anywhere from 3 to 6 months.
  • Understand DOM, or Days on Market. The longer your home has been on the market, the more likely potential buyers are to be wary of it. If a house has been on the market for 3 months or more, potential buyers may start to assume there’s something wrong with it, exacerbating the problem even more and eventually driving down the price.
  • Make sure you really are ready to sell your home. If you have not made the necessary repairs and upgrades before listing, the DOM will start ticking away. It’s best to get your home in shape to sell as soon as possible.
  • Don’t underestimate how long it will take to close on your home… Or how quickly. You need to have a plan in place of where you’ll move to, how you’ll be packed up in time, etc. Talking with an experienced agent can help you gain a better understanding of how quickly your home might move.
