The number of listings and the number of homes sold were down slightly from the previous month; however the number of homes under contract increased. The last month also saw a drop in the number of Days on Market (DOM), from 74 to 71 in Woodstock and a more striking decrease from 102 to 81 in Cherokee County.

The relative difference in each area’s DOM is related to the demand for the area. Downtown Woodstock continues to be one of the north Atlanta area’s freshest and most in-demand areas thanks to the walkable mix of dining, shopping, and services. Due to the demand for the area, it doesn’t see as much seasonal change as the rest of Cherokee County. On the other hand, the county’s DOM decreased substantially, most likely due to increased activity by home buyers after the end of the holidays and new year. Buyers are starting to perk up for spring and the market should become much more active as traffic increases and buyers get committed to making a move sooner rather than later.
