Woodstock Real Estate Update: July 2015

July real estate in WoodstockAs summer dwindles into fall, families in Woodstock and Cherokee County have settled back into the school routine. The most motivated home buyers (wanting to get settled in their new homes before that first school bell) closed on their new homes, and while the market is still active, you will start to see a slowdown in the number of homes being listed, as well as those under contract and sold.

The number of homes listed in Woodstock fell from 259 in June to 238 in July. In Cherokee County, a slighter decrease was seen, from 659 down to 636. The number of homes under contract also decreased, from 161 to 101 in Woodstock and 348 to 233 in Cherokee County.

The number of homes sold in Woodstock increased, indicating that last-minute push for families to settle in before the first day of school in Woodstock’s more competitive market. In Cherokee County, the number of homes sold fell just slightly, from 481 to 476.

Also reflecting the competitive nature of the Woodstock real estate market, average Days on Market (DOM) went from 47 down to 38. Cherokee County’s average DOM also decreased, from 54 in June to 52 in July. The sales price to list price ratio remains strong for both the county and Woodstock at 98%.

And finally, we see the average sales price to list price ratio. In Woodstock prices fell slightly, from list prices of $247,565 to $244,808 and sale prices of $243,675 to $240,997. In Cherokee County, both sales and list prices increased slightly, from $257,058 to $257,428 for listings and from $252,764 to $252,951 in actual sales price.
